Multifamily real estate in Massachusetts & New Hampshire
A plan for the building, the numbers, and the people who live there.
I'm Judy Moynihan, a REALTOR® with Century 21 North East, licensed in MA and NH. Multifamily properties have been a longstanding part of my work, in Haverhill, Lowell, North Andover, Peabody, Newburyport, Nashua, and Seabrook Beach.
Whether your family has owned the property for decades, you are managing it from a distance, or you are ready for your next investment, let's talk about the property and what needs to happen next.
Documented transactions total $17,815,400 across Massachusetts and New Hampshire. Each sale is counted once, including when Judy represented both sides. Separate repeat sales at the same address are distinct transactions. This is a documented selection, not a complete career total.
Selling a multifamily starts with the details
Plan around the tenants
People live in these homes. I help coordinate access, accompanied showings when appropriate, preparation, and communication with owners and residents. We establish a workable showing plan with the required arrangements for entry.
Review the lease and applicable rules with your attorney before making commitments about access, occupancy, or vacant delivery.
Present the whole property
Buyers need a clear picture of the units, condition, actual income, expenses, and upcoming work. We gather the records, discuss preparation, and plan photography and marketing around the building you are selling.
For a family-held property or an estate sale, we can organize the next steps with the people handling ownership, legal, and tax questions.

Questions multifamily owners ask before selling
Can I sell a multifamily with tenants in place?
Occupied multifamilies are bought and sold. The plan depends on the tenancies, the property, and the buyer's intended use. Gather leases, rent and deposit records, and any agreements about utilities or parking. I help coordinate marketing and access; your attorney should review the tenancy obligations and the terms of any proposed sale.
Should I wait until a unit is empty?
Let's compare the options before you change a tenancy. Occupancy, rental income, carrying costs, condition, and the likely buyer all affect the sale plan. An empty unit may be easier to photograph and show, while an occupied building may demonstrate its current rental use. Any tenancy changes need appropriate legal advice.
Our family has owned it for years. Where do we start?
Start with a conversation and a property visit. Bring the information you have about ownership, occupants, rents, expenses, repairs, and your timing. We can identify missing records and practical preparation. If an estate or several owners are involved, involve the attorney handling authority to sell and required signatures early.
How do you price a two-family or three-family home?
I review relevant closed sales, the building's condition, unit layouts, actual income and expenses, occupancy, and work a buyer may need to address. We also identify records needed to confirm the property's approved use and unit count with the municipality. Asking prices and an online estimate are starting points for a closer property review.
What should I gather before listing?
Start with leases and occupancy details; a current rent list and payment history; deposit documentation; utility arrangements; taxes, insurance, and operating expenses; and available permits, inspection reports, compliance records, and major repair information. We can organize what you have and identify what your attorney, buyer, or lender may request.
How will showings work without overwhelming the tenants?
We discuss timing, communication, unit access, preparation, and whether accompanied or grouped appointments make sense. Entry must follow the lease, required consent and notice, and applicable law. Massachusetts and New Hampshire rules differ; your attorney can address the particular tenancies. See the Massachusetts Attorney General's landlord-tenant guide and New Hampshire RSA 540-A:3.
Buying a multifamily? Look at the property and the operation.
Whether you plan to live in one unit or add to an investment portfolio, I help you compare buildings, ask questions about the units and occupancy, structure an offer, and coordinate inspections and lender deadlines.
Review actual rents, lease terms, expenses, condition, and planned repairs with your lender and other advisers. Confirm approved uses and unit counts with the municipality, and have your lender evaluate the property and loan requirements early.
